Job Summary

Leads financial oversight and investment strategy for the real estate division, ensuring strong controls, accurate reporting, and compliance with all legal and regulatory requirements. Directs financial analysis, forecasting, budgeting, capital planning, and debt sourcing/servicing in partnership with Corporate Treasury and Accounting. Manages the identification, evaluation, and execution of real estate acquisitions, developments, and dispositions, including underwriting, feasibility, due diligence, entitlements, negotiations, and project management. Builds and maintains partner and lender relationships to structure transactions and advance strategic initiatives. Provides leadership to assigned teams and collaborates with organizational leaders to drive performance and maximize returns.

Duties and Responsibilities

  • Drive financial planning through analysis of organizational performance and risk
  • Manage and coordinate finance and accounting functional team members’ roles and duties
  • Guide organizational financial decisions through supporting, monitoring, and enforcing Company financial results, forecasts, policies and procedures
  • Continuously maintain an active awareness of the organization’s financial position; act proactively to eliminate or minimize potential financial risk
  • Provide oversight for the organization’s budget and expense controls; manage and coordinate the annual budget and periodic forecast processes
  • Manage the financial audit and internal controls for the organization; arrange for audits as required or deemed appropriate.
  • Prepare accurate timely and detailed reports on financial performance; routinely provide reporting on the divisions financial condition.
  • Maintain an up-to-date knowledge of regulatory changes and trends impacting the financial obligations of the organization; ensure compliance with applicable regulatory requirements and related laws; research new and existing legislation and consult with third-party advisors.
  • Develop contacts and keep abreast of opportunities for potential investments.
  • Evaluate the market, market studies and financial feasibility of proposed projects.
  • Prepare deliverables and presentations for internal Executive, Board Real Estate Committee and Board of Directors approvals.
  • Participate in the transaction phase of each project, including reviewing and preparing proformas, evaluating due diligence materials and project feasibility, assisting with managing 3rd party consultants (civil, environmental, landscape, architect, MEP, etc.), engagement in the contractor selection and GMP negotiation
  • Assist in obtaining necessary entitlements/approvals, variances or any other community approval processes.
  • Attend zoning and city council meetings to present each project as required
  • Track the project design through concept, schematic, design development, and construction document phases
  • Research and monitor local real estate submarkets and industry trends. Track competition, comparable lease transactions, regional trends, and overall general market conditions
  • Assist the President, CFO and Treasury with capital market activities, engaging with prospective debt partners and conducting local market tours as needed
  • Attend OAC meetings, as needed, during construction, reviewing all owner change orders and monthly draw requests
  • Support the Director of Property Management during the budget and leasing phase of the development
  • Lead the disposition efforts on each project: Analyze when and which assets to sell; Lead marketing efforts;
  • Evaluate return dynamics relative to dispositions
  • Prepare and present the disposition case to the Real Estate Committee and Board of Directors, as needed.
  • Ensure reporting and documentation on all projects under development are current
  • Leads efforts around the dispositions of assets including but not limited to; selection and coordination of consultants, marketing, PSA negotiations and closing coordination
  • Conducts all business in a professional and ethical manner that serves to increase the goodwill and profit of the company
  • Responsible for interviewing, hiring, planning, assigning or directing work, appraising performance, disciplining team members and resolving problems. Work with Human Resources to resolve more complex team member-related issues
  • Promote a culture of continuous learning and improvement
  • Other additional duties, as assigned

Qualification Requirements

Bachelor’s degree in business administration, Accounting, Finance, or related field of study. 

Ten (10) years of progressive experience within the finance function of a complex organization of which at least three (3) years must be in a supervisory/managerial role. 

Maintain Driver's License and ability to travel regionally, on occasion

Knowledge, Skills and Abilities

  • Strong knowledge of widely accepted financial management practices and principles. 
  • Advanced knowledge and proficiency maintaining, managing, and communicating FP&A, P&L’s, investment returns and proforma analyses.
  • Knowledge of and proficiency navigating financial management systems (i.e. SAP).
  • Ability to understand complex legal documents such as joint venture agreements, land contracts, title restrictions, and other documents related to real estate. 
  • Knowledge of real estate markets, industry analysis and best practices
  • Must have a valid driver’s license and vehicle 
  • Maintain membership and participate in organizations and events. 
  • Work effectively in high pressure situations. 
  • Ability to apply common sense understanding to carry out instructions furnished in written oral form or via FOR applications. 
  • High degree of knowledge and proficiency utilizing Microsoft Word, Excel, and PowerPoint.
  • Ability to maintain a high degree of confidentiality and use discretion with respect to matters of significance.
  • Ability to work flexible hours when deemed necessary to meet organization needs.
  • Ability to maintain regular and predictable attendance.
  • Ability to work in a constant state of alertness.
